History & Background
Sorani Finance & Real Estate (“Sorani”) was founded in 2009 as a proprietary investment platform. In 2013, Sorani’s mandate expanded to include investment and asset management on behalf of third-party investors and owners. The firm’s real estate portfolio in the U.S. and India currently exceeds $500 million of assets under management.

Our Philosophy
Sorani’s investment philosophy is built upon three primary pillars: (i) value-oriented real estate acquisitions structured with attractive pricing and mitigated downside risks, (ii) conservative leverage to ensure an appropriate margin of safety for each investment, and (iii) activist value-added approach to asset management and development execution.

Current Investment Strategies
• United States: (i) multi-family and residential acquisitions for long-term hold that provide inflation protection and current yield, (ii) affordable housing development and rehabilitation (including equity joint ventures, preferred equity positions and the provision of mezzanine loan financing), (iii) medical office investments (value add or core plus) in Tier I markets, and (iv) private equity and working capital investments in small & emerging real estate operating platforms 
• India: (i) real estate development projects in Tier I cities, particularly for-sale residential assets that benefit from India’s growing middle-class and strong demographics, and (ii) provision of venture capital, consulting & advisory services to small & emerging micro-finance, micro-credit, mortgage brokers/bankers and renewable energy companies

Asset Management Expertise
Sorani’s activist value-added approach to asset management and development execution is based upon its management team’s extensive track record in the United States and India. The firm’s founder previously led asset management for a development portfolio of 20+ residential and mixed-use projects in India worth over $5+ billion (primarily in Delhi-NCR, Mumbai and Bangalore). In the United States, Sorani’s founder managed a $500 million mixed-use completed asset portfolio including Four Seasons and Ritz Carlton assets across five major U.S. cities (New York, Washington D.C., Miami, San Francisco and Boston). Sorani’s full-spectrum institutional real estate expertise extends across multiple asset classes and includes residential, mixed-use, retail, office, hotel, parking, health club & health care operators.
